Development skewed in HCM City region real estate market

HCM CITY — The skewed concentration of property projects in some areas of HCM City has resulted in an imbalance in the development of satellite cities and causes a strain on the transport system, a workshop heard in the city yesterday .

In 2017 the Government approved a master plan for the period until 2030 for the HCM City region, which covers an area of more than 30,000 square metres comprising HCM City and the seven surrounding provinces of Bà Rịa – Vũng Tàu, Bình Dương, Bình Phước, Tây Ninh, Long An, Đồng Nai, and Tiền Giang.

It creates a legal framework to attract investment in satellite cities and real estate markets in outlying areas, Nguyễn Tuấn Anh, editor-in-chief of Nhà đầu tư (Investor) magazine, told the workshop.

New regulations in the city to tighten the issue of licences to property projects resulted in a drastic drop in supply, boosting the real estate markets in neighbouring provinces, he said.

But there is an imbalance in the development of satellite cities, affecting the implementation of the master plan, he said.

Lê Đỗ Mười, head of the Transport Development and Strategy Institute, said investment in traffic infrastructure is vital to ensure connectivity between HCM City and satellite cities and synchronised transportation.

Improving traffic infrastructure is now a priority, he said.

In recent years infrastructure for travel between the city and provinces in the HCM City region has improved, resulting in the mushrooming of new urban areas, he said.

This has enabled investments to flow easier into neighbouring provinces, he said.

But a high concentration of property and urban development projects to the east of the city, including in Bình Dương and Đồng Nai provinces, has resulted in skewed development and placed a strain on transport systems in its gateways.

Nguyễn Hoàng, R&D director at DKRA Vietnam, said the HCM City real estate market has for years spilt over into its neighbouring provinces, and their markets thus have close links and affect each other.

Last year the market in neighbouring provinces saw positive growth, which made up for the decline in all segments in HCM City, he added. — VNS

HCM City metro line to get more trains

Four more trains for Ben Thanh-Suoi Tien metro project in HCM City are expected to be imported into the city from Japan between May and July this year.

According to Huynh Hong Thanh, deputy head of the Management Authority for Urban Railways of HCM City, two would arrive in HCM City in May, while the remainder would be brought to the city in July.

The trains have been scheduled for the trial run by the end of this year on the elevated section from Binh Thai Junction to Long Binh Deport.

Thanh added that due to the Covid-19 pandemic, the import of the project’s equipment and machines from countries such as Germany, Spain, Malaysia, South Korea and Japan was slowed. The pandemic has also affected the entry of foreign experts. Because of Covid-19, some bidding packages of the project were 4-8 months behind schedule. At present, around 83.63% of the project has been finished. Ben Thanh-Suoi Tien, the first metro line in HCM City, has 17 trains. The first was transported to HCM City from Japan in October last year. Each train comprises three carriages measuring 61.5 metres long allowing a maximum speed of 110 kilometres per hour. It can transport 930 passengers. The 20-km Ben Thanh-Suoi Tien metro line which had an initial investment of VND17.38 trillion consists of 14 stations along 19.7 kilometres, including a 2.6-kilometre underground section and 17.1 kilometres of elevated tracks.

HCM City airport faces overcrowding as travel demand surges

Large crowds of people have been reported at Tan Son Nhat International Airport in Ho Chi Minh City in some recent days as travel demand has increased.

Thousands of people lined up at the airport’s security check area on Friday. Long queues were also seen at the check-in desks and the boarding gates.


A passenger, Nguyen Huu Loi said that he was waiting for a flight to Quang Binh Province. He heard that the airport is usually crowded during the morning so his family chose to fly at noon. However, he was shocked to see the crowds.

“We had to queue over 30 minutes to get to the security check,” Loi said.

A representative at the airport said that the number of passengers had sharply increased in recent weeks, especially during peak hours.


On Thursday, Tan Son Nhat Airport issued a warning on the rising number of passengers during morning hours and weekends. Passengers are advised to arrive at the airport at least two hours ahead of departure time for check-in. Passengers are also requested to make health declarations and tightly follow other regulations on Covid-19 prevention and control.

HCM City advised to prioritise key transport works

HCM City (VNA) – Ho Chi Minh City needs to prioritise resources for transportation infrastructure , especially major roads linking its seaports, the municipal Transport Department has suggested.

The department said that during the 2020-2030 period, priority should be given to six projects at a total cost of nearly 27 trillion VND (1.17 billion USD), including My Thuy Road in Thu Duc city, the first and second sections of Belt Road No 2, the Nguyen Van Linh Road – Ba Chiem Bridge with total investment of over 7 trillion VND, the Phu My Bridge – My Thuy Road with more than 1.21 trillion VND, and the My Thuy – Nguyen Duy Trinh intersection, with over 1 trillion VND.

It suggested that municipal authorities assign the Department of Planning and Investment to allocate capital for these projects in accordance with the 2021-2025 mid-term public investment plan .

In late 2020, the municipal People’s Council adopted a resolution on collecting fees for the use of infrastructure and public utilities at the city’s border gates and seaports

The Transport Department is working to collect fees starting from July 1./.

Cuba’s Giron victory celebrated in Ho Chi Minh City

Speaking at the event, Chairwoman of the Vietnam – Cuba Friendship Association of HCM City Truong Thi Hien said the victory was of significance to the fraternal Cuban people, marking the US’s military defeat in its invasion into Cuba, helping to bring its revolution to the final triumph and lead the country forward to the path to socialism.

She said Vietnam has consistently supported Cuba’s socio-economic reform, adding that bilateral ties are expanding into agriculture, industry, oil and gas, construction, culture, education, science-technology and health care.

The two countries are planning to lift two-way trade to 500 million USD by 2022, Hien added.

Cuban Consul General in Ho Chi Minh City Indira Lopez Arguelles, for her part, said upholding the spirit of the Giron victory, the Cuban people always look toward the future, firmly holding the flag of national independence, sovereignty and socialism.

Participants at the event were also treated to music performances staged by Cuban artists.

Hanoi (VNA) – Workshops sharing experience in social housing development of the Republic of Korea (RoK) and policy improvements in Vietnam will be held in major cities of HCM City, Da Nang and Hanoi in the coming time, according to the Ministry of Construction (MoC).

The events are part of a project on the building of a master policy on Vietnam’s social housing development for the 2021-30 period, which is carried out using non-refundable official development assistance (ODA) from the RoK government via the Korea International Cooperation Agency (KOICA), said Deputy Director General of the MoC’s Housing and Real Estate Market Management Bureau (HREM) Ha Quang Hung.

The project strives to devise and complete legal documents on the field, particularly in Vietnam’s current policies, survey the need of those who are eligible for social housing, provide training for staff in charge of building social housing policies for 2021-30, and revise the housing law 2014.

KOICA experts will replicate ideas from different pilot programmes and apply successful ideas in Vietnam’s specific conditions. Analysis, evaluation and recommendations will be provided for the MoC to fine tune mechanisms and policies in a bid to integrate advanced social housing development approaches in the world into Vietnam’s social housing programmes.

Statistics of the HREM showed that 249 social housing projects for low-income earners in urban areas and workers at industrial parks have been finished so far, with more than 104,200 apartments spanning about 5.4 million sq.m.

Meanwhile, 264 projects housing some 219,000 apartments are underway. However, the result is still far behind the target set by the national housing development strategy of 12.5 million sq.m of social housing by 2020./.
